Calie Stone Property Manager - Woolworths Limited
What does your role involve? In my role, there three main parts:
- Firstly, finding and negotiating new Supermarket, Liquor and Petrol sites in NSW and the ACT (Region 6). Each Supermarket deal would normally take between 2-4 years to complete, from the initial search to the final negotiation of the Agreement for Lease then the final construction of the store.
- Secondly, resolving property issues within the existing portfolio in NSW/ACT. Issues can range from Fire / Floods at stores to Lease / Legal disputes and operational issues with the landlords.
- Thirdly, managing landlords' expectations of what rent Woolworths can pay.
What are some of the key skills needed to do your job effectively? Common sense, negotiation skills, communication skills (internal and external parties), ability to influence people (internal and external parties), a positive attitude - look for the reasons to do something, not all the negatives - and finally enjoy what you do!!!
What are some of the rewarding challenges involved in getting your job done?
- Finalising negotiations on any deal.
- Beating our competitors to a site.
- Opening new stores.
- Working with Woolworths Design and Construction to make difficult shaped stores function effectively.
- Forging strong relationships within the Property Industry.
How has your career at Woolworths Limited evolved? After University, I started my career in a property consultancy which specialised in providing advice to retail developers. Following a year off overseas, I then joined Franklins property and worked in the areas of analysis and property management. I started at Woolworths 5 years ago and have been fortunate to work in a variety of property positions, from special projects which have reviewed business acquisitions, to the management of Woolworths' property assets.
Has there been a particular highlight of your career so far?
- Working on the property strategy.
- Seeing new and refurbished stores trading strongly.
- Stopping our competitors getting control of sites.
- Working with a wide variety of people.
What makes Woolworths Limited a great place to work? A positive atmosphere with the autonomy and support to overcome the numerous challenges of property development.
How do you spend your time outside of work? Weekends are usually spent with family and friends enjoying a few good meals and a bit of outdoor activity, either bike or horse riding and sometimes a bit of cheering at the horse races.
